Why have my property staged?

In this competitive market, it is important to make your property stand out from the rest to achieve the optimum result. When a buyer walks into a vacant property it is very difficult for them to realise the true potential, they will generally not linger in an empty, cold space. Professional home staging will make it possible for the buyer to instantly connect with the home and envisage creating a home and a lifestyle in that space. Generally, not only do staged homes sell much quicker than non-staged homes, but they sell for a higher price!!

How does the process work?

Call or email us to set up a suitable time for an onsite visit and consultation. We will then provide you with a quote and once accepted a time is booked for staging. The staging process will take up to a day to install all furniture, we therefore recommend your photographer is booked for the following day. The final step is collection of all goods at the end of the agreed period or when your property has sold.

How long does the staging stay in for?

The Mode staging package last for five weeks. The gives you time for photography and marketing, followed by time for open homes and the auction or sale process. If you do need to extend the time this can be arranged.

Who is responsible for insuring the staging furniture and accessories?

The Mode can cover insurance at no extra cost. In the event of a loss and resulting claim the client is responsible for the excess.  You are welcome to insure with your own insurance company if you prefer.

What if my house sells quickly and I only need staging for a few weeks, do I get a refund?

Unfortunately, no – as you can understand all our setup and styling costs remain the same if the property is staged for two weeks or for five.

Can I use my existing furniture?

Generally, the Mode provides a full staging service. However, if you have furniture in the house or are still living in the house we can provide a partial staging solution. Contact us to discuss your requirements.

How much notice do I need to give?

We would recommend 2-3 weeks between quoting and installation time to ensure the best outcome.
